Legal
Terms of Service
These terms govern use of the Landlord Lifeline website and portal. Your specific service agreement, issued in writing before your subscription begins, takes precedence where the two differ.

Our service
Landlord Lifeline provides tenant, property, letting and tenancy management and compliance coordination from £100 per property, per month.
Tenants pay rent directly to the landlord. We do not hold, collect or pass through rental income. Deposit administration and protection form part of tenancy management.
What we do not do
- We do not carry out physical repairs or regulated work ourselves. Gas work is completed by Gas Safe registered engineers and electrical work by suitably qualified and competent electricians.
- We do not provide legal, tax, financial or insurance advice.
- We do not assume the landlord's statutory duties. Legal responsibility for the property, tenancy and compliance remains with the landlord at all times.
Landlord responsibilities
- Providing accurate property, tenancy and tenant contact information and keeping it up to date.
- Funding repairs, parts, certificates and contractor labour, which are separate from the subscription fee.
- Responding to approval requests for spend above the agreed threshold within a reasonable time.
- Ensuring the property is safe and legally lettable and complying with all statutory duties.
- Displaying the QR code notice we provide at the property so tenants can report issues.
Fees and payment
- The management service is charged from £100 per property, per month, collected separately from rent.
- Payment is by Direct Debit, collected through a regulated Direct Debit provider. We do not store your bank details in our own systems.
- Where a collection fails we will contact you to arrange payment. Persistent non-payment may result in suspension of the service.
- Fee changes are notified in writing with at least 30 days' notice.
Rent Guarantee Insurance
Rent Guarantee Insurance is included subject to policy terms, eligibility and successful underwriting. Depending on those terms, potential cover could include qualifying loss of rental income following tenant arrears, legal expenses and possession or eviction costs.
Insurance is not guaranteed and no outcome is assured. The applicable policy documents and underwriting decision govern the cover available.
Contractors
Contractors are engaged as independent third parties. We check that they hold relevant registrations and insurance where applicable and we brief them properly, but the work itself is carried out under the contractor's own responsibility, warranties and insurance. Where you nominate your own contractor, we coordinate them without assessing their competence.
Emergencies
Landlord Lifeline is not an emergency service. Tenants are instructed to contact the emergency services or the relevant utility provider first where there is a risk to life, a suspected gas leak, an electrical danger or serious flooding.
Term and cancellation
There is no long tie-in. Either party may end the agreement by giving the notice period stated in your service agreement. On termination we will provide an export of your property records, maintenance history and stored documents on request.
Liability
We provide our services with reasonable care and skill. To the extent permitted by law, we are not liable for the acts or omissions of contractors, for loss of rent, for indirect or consequential loss, or for losses arising from inaccurate information provided to us. Nothing in these terms limits liability for death or personal injury caused by negligence, for fraud, or for anything else that cannot lawfully be limited.
Governing law
These terms are governed by the laws of England and Wales and the courts of England and Wales have jurisdiction, save where your statutory rights require otherwise in Scotland or Northern Ireland.
This page is provided for information and does not constitute legal advice. Where it conflicts with a signed service agreement, that agreement takes precedence.
