How it works

A clear process, from first report to completed repair

We manage the rental lifecycle from advertising and tenancy set-up through to day-to-day tenant support, property oversight, compliance coordination and check-out.

Getting set up

Four clear onboarding steps

  1. Step 1

    Landlord joins Landlord Lifeline

A free consultation first, then a short onboarding call. We agree what we handle, your spend authority thresholds and how you want to be contacted.

  2. Step 2

We add your properties to the platform

Addresses, tenant contact details, existing certificates and preferred contractors are loaded in. You do not need to enter anything yourself.

  3. Step 3

Each property receives a unique QR code

We generate a code tied to that specific property, plus a printable notice designed to be displayed inside the property or a communal area.

  4. Step 4

Tenants scan the QR code to report problems

No app, no account. The property is identified automatically and the tenant completes a short form with photographs.

The maintenance lifecycle

What happens after a tenant presses submit

Every stage is timestamped and attributed, which means there is always an answer to “what is happening with this?”

  1. 1

    Report received

The report lands with us instantly and is acknowledged. The tenant gets a reference number such as LL-2026-000123.

  2. 2

    Reviewed and triaged

We assess urgency, ask the tenant for anything missing and decide whether a contractor is needed.

  3. 3

    Landlord informed

You see the job in your portal. Where spend approval is needed, we come to you with the options.

  4. 4

    Contractor instructed

An appropriately qualified contractor is briefed with the property, issue, photos and access arrangements.

  5. 5

    Appointment arranged

We coordinate access directly with the tenant and confirm the date.

  6. 6

    Work completed

Notes and completion photographs are uploaded and the job is closed.

  7. 7

    History recorded

The full timeline, cost and documents stay on the property record permanently.
