For tenants
Something wrong with your property? Report it to Landlord Lifeline.
We are your day-to-day point of contact for property and tenancy matters. Reporting a maintenance issue takes about a minute on your phone, with no account needed.
In a genuine emergency, contact the emergency services or your utility provider first
- Fire, or a risk to life: call 999.
- Smell of gas: leave the property and call the National Gas Emergency Service on 0800 111 999.
- Electric shock risk, exposed live wiring or a power emergency: call 105.
- Major uncontrollable leak or flooding: turn off the stopcock if it is safe and contact your water supplier.
Once everyone is safe, report the issue to us so we can arrange the repair.
Reporting an issue
Four simple steps
Scan the QR code
It is displayed at your property — usually inside the entrance, kitchen or a communal area. Just open your phone camera.
Complete the short form
Your name, how to reach you, what the problem is and how urgent it feels. The property address is already filled in.
Add photos or a video
Photographs help enormously. They often mean the right contractor arrives first time with the right parts.
Submit and keep your reference
You will see a reference number such as LL-2026-000123 on screen and by email if you provide one.
What happens next
You will not be left wondering
- We review your report and check whether a contractor is needed or whether something simpler will resolve it.
- We contact you using the method you chose, to confirm details or arrange access.
- We coordinate the visit with an appropriately qualified contractor and confirm the appointment with you.
- We close the job once the work is done and record it against the property.
Helpful to include
- Which room the problem is in
- When you first noticed it
- Whether it is getting worse
- A photo of the problem and one from further back for context
- Make and model for an appliance or boiler, if you can see it
- Days or times you can be at home
Cannot find your QR code, or it is damaged? Ask your landlord for the reporting link, or contact us and we will reissue the notice for your property.
